The number one reason good renters in San Jose do not buy is not credit or income — it is the down payment. The good news: there are more programs than most people realize, and I have helped many first-time buyers stack them.

The main sources of help

  • CalHFA (California Housing Finance Agency): state programs that pair a first mortgage with deferred down-payment or closing-cost assistance for qualifying first-time buyers.
  • Santa Clara County & City of San Jose programs: the county's Empower Homebuyers SCC shared-appreciation program and city-level assistance appear periodically with income limits; funding opens and closes, so timing matters.
  • Employer programs: several large Bay Area employers, hospitals and school districts offer housing assistance. Ask HR — many people never do.
  • FHA & conventional 3%–5% down loans: not “assistance,” but they shrink the cash you need dramatically.
  • Family gifts: allowed on most loans with a simple gift letter. Very common in our Vietnamese community, and it works.

Who typically qualifies

Most programs look at: first-time buyer status (no ownership in the last 3 years), household income under a county limit, a minimum credit score (often 640–680), completion of a homebuyer education course, and the home being your primary residence. Limits change every year, so do not rule yourself out based on something you read two years ago.

The order I recommend

  1. Talk to a lender who actually closes assistance loans in Santa Clara County. Not every lender does.
  2. Get fully pre-approved, including the assistance, before you fall in love with a house.
  3. Take the homebuyer education course early — it is required and takes a few hours.
  4. Shop for homes that fit the program's price limits and condition requirements.

I keep an updated list of programs and lenders on my First-Time Buyer page. Or call me and I will connect you with a lender who speaks your language — literally.

  • Loan FHA hoặc conventional chỉ cần down 3–5%.
