Here is something I see every year: two very similar homes, one street apart, and one sells for $100,000–$200,000 more. Same square footage, same age. The difference is a school boundary line.
Why boundaries matter more than the city name
“San Jose” is served by more than a dozen school districts — San Jose Unified, Evergreen, Cambrian, Union, Berryessa, Alum Rock, Oak Grove, Moreland, Cupertino Union, and more. A home's address, not its zip code, decides which elementary, middle and high school a child attends. Buyers with kids (and investors who plan to sell to them) pay attention, and the market prices that in.
Three mistakes buyers make
Trusting the listing. A listing that says “near Lynbrook High” does not mean the home is assigned to it. Always verify.
Checking only the elementary school. Middle and high school assignments can differ and change the resale story.
Ignoring boundary changes. Districts redraw lines as enrollment shifts. Ask what has changed in the last five years.
How to check any address in 60 seconds

Type in a street address and you will see nearby schools on a map plus direct links to GreatSchools, SchoolDigger and Niche for ratings and the official attendance boundary. Then confirm with the district office before you remove contingencies — I do this for every buyer I represent.
What this means for sellers
If your home sits inside a strong boundary, we say so clearly in the marketing and we time the listing for when families are shopping (late winter through early summer). If it does not, we lead with the home's other strengths — lot size, updates, commute — and price accordingly.
