Nearly every buyer I meet starts with the same question: where does my money go furthest? After 23 years in the South Bay, here is my honest, neighborhood-by-neighborhood answer for a budget around $1.5 million.

Evergreen & Silver Creek

This is where $1.5M still buys a true single-family home with 3–4 bedrooms, a usable backyard, and a two-car garage. Expect 1970s–90s construction, good schools in the Evergreen Elementary and East Side Union districts, and quick access to 101. Trade-off: commute times to the Peninsula.

Berryessa & North San Jose

Strong value near the Berryessa BART station and Milpitas tech campuses. Homes here tend to be 1,300–1,700 sq ft on decent lots. Many of my Vietnamese families love this area for the proximity to Grand Century Mall and Little Saigon.

Blossom Valley & Santa Teresa

Some of the best price-per-square-foot in the city. Single-level ranch homes, wide streets, and the light rail. If you want a yard and a 3/2 under $1.5M without a bidding war, start here.

Cambrian & Willow Glen (edges)

Here $1.5M becomes competitive: smaller homes (1,100–1,400 sq ft), often needing updates, but in top-rated Cambrian and Union school districts. You are paying for schools and resale strength.

Almaden Valley & West San Jose

At this budget you are typically looking at townhomes or the smallest detached homes. Beautiful areas, but be realistic about what you get for the money.

My advice

  • Decide what matters most: space, schools, or commute. You usually get two of the three.

  • Look at homes 5–10% below budget. Well-priced homes in San Jose still attract multiple offers.

  • Use my affordability calculator first, then let's tour three neighborhoods in one afternoon so you can feel the difference.
