Sellers often ask me, “Should I redo the kitchen before we list?” Almost never. The best return in our market comes from small, visible fixes done before the photographer shows up. Here are the ten I recommend most, each typically under $2,000 in the South Bay.
- Fresh interior paint in a warm white. The single highest-return item. Covers scuffs, brightens rooms, and photographs beautifully. ($1,200–$2,000 for main rooms)
- Deep clean, including windows inside and out. Clean glass makes every photo look brighter. ($400–$700)
- Landscaping refresh: mow, edge, trim, bark mulch, and a few seasonal flowers by the front door. Curb appeal decides whether buyers click the listing. ($300–$900)
- New hardware and light fixtures. Swap dated brass knobs and old dome lights for simple black or brushed nickel. ($400–$1,000)
- LED bulbs, all the same warm color (2700–3000K). Mixed yellow and blue light looks cheap in photos. ($80)
- Re-caulk tubs, showers and kitchen counters. Fresh white caulk reads as “well maintained.” ($150–$400)
- Declutter and store one-third of your furniture. Rooms look bigger. A storage unit for two months is cheap compared to a price reduction. ($300–$600)
- Fix the small stuff buyers notice: dripping faucets, running toilets, sticking doors, missing outlet covers, torn screens. A handyman day covers most of it. ($400–$800)
- Garage and side yard cleanup. Buyers in San Jose value storage; show them the space exists. ($0–$300)
- Professional photos, video and a floor plan. Not optional. This is how 95% of buyers meet your home. (Included when you list with me.)
What I usually tell sellers to skip
Full kitchen or bath remodels, replacing carpet with hardwood throughout, and expensive “smart home” upgrades. Buyers pay for condition and light, not for your taste in tile.
